Private Landlords - what you need to know

Services

We have a range of services to suit your needs to ensure that you get the best possible return on your investment. And give you peace of mind in knowing that your property is in the best possible hands. 

  • Value and market your property to ensure you get best possible return.
  • Find a suitable tenant for your property including full referencing to ensure they have the right to rent.
  • Prepare tenancy agreement, inventory, check-in\check-out, tenant pack and other required documentation.
  • Organise Gas Safety and Electrical Inspections and an EPC required by Law.
  • Legionella Risk Assessment.
  • Collection of rents, including management of late payments.
  • Property inspections including a report for your records.
  • Deposit Protection.
  • Repairs and maintenance - we have an established network of approved & accredited contractors that we use.

  • 24 hour, 7 days per week for emergencies.

Fees

We have a number of services that we can offer you to best suit your needs. They are:


  1. Tenant Finder + Rent Collection - we will find a suitable tenant and take collection of the rents, including chasing the tenants for late payments, and provide monthly rental statements.  For peace of mind all client money is held in a protected client money account. The fee for this will be a % of the monthly rent and a one-off set-up fee.
  2. Full Property Management - as above, we will also organise inventories, check in\check out, regular property inspections including organising gas safety\electrical checks. For repairs or maintenance, we will contact and liaise with contractors until completion of the work. The fee for this will be a % of the monthly rent and a one off set-up fee.
  3. Pre-Letting - we can provide a competitive estimate for repairs\renovation work to ensure your property is to a required standard before letting. We will conduct a site visit of the property, provide an list of required works and an estimate of costs. Landlord Responsibilities

Renting out your property (England & Wales) - you’re a landlord if you rent out your property. As a landlord you must:

  • keep your rented properties safe and free from health hazards
  • make sure all gas and electrical equipment is safely installed and maintained
  • provide an Energy Performance Certificate for the property
  • protect your tenant’s deposit in a government-approved scheme
  • check your tenant has the right to rent your property if it’s in England
  • give your tenant a copy of the How to rent checklist when they start renting from you (you can email it to them).

Depending on the service you require, we can conduct these duties on your behalf to ensure that your properties are legally compliant, providing a safe and happy home for your tenants.

FAQs

What is an EPC - an Energy Performance Certificate is required by law before you let out your property it measures the energy efficiency of your property on a A-E scale.


Who will conduct the viewings - we can conduct the viewings on your behalf, you are welcome to attend however this is not necessary.


Tenant Deposit - this is usually 5 weeks rent (excluding London) and is payable when the tenant signs the agreement. The deposit is kept is a secure tenant deposit scheme, such as the DPS (Deposit Protection Scheme). See website for further details: <https://www.gov.uk/deposit-protection-schemes-and-landlords>


Payment of rent - once we have received the rent from the tenant, we will transfer the rent over to you through bank transfer within 3 days.


What is Legionella - Legionnaires'  disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot  and cold water systems are likely to provide an environment where Legionella  can grow.
