Fees to Landlords

1. Tenant Finder & Rent Collection Service

£295 (inc VAT) one-off set up fee per tenancy, followed by 7% (inc VAT) of the rent received.

  • Provide advice on current market conditions and preparation of the property for letting (see below for pre-letting work, if required)
  • Agree the market rent and find a tenant in accordance with the landlord guidelines 
  • Prepare property details and market the property including advertising on relevant online portals
  • Erect board outside the property in accordance with Town and Country Planning Act 1990
  • Carry out accompanied viewings
  • Negotiate offers and carry out referencing
  • Prepare & submit the Tenancy Agreement
  • Register the deposit with the Deposit Protection Service (DPS), as per statutory requirement
  • Provide tenant with a method of payment
  • Remit rent as received 
  • Deduct commission and any pre-tenancy invoices
  • Prepare regular monthly statements
  • Operate rent arrears process should rent have not been received
  • Provide advice on rent arrears action 
  • Contact Landlord & Tenant prior to the end of tenancy to discuss renewal or termination 
  • Negotiate renewal, prepare and submit documentation (fee applies see below) 

2. Full Property Management Service

£295 (inc VAT) one-off set up fee per tenancy, followed by 12% (inc VAT) of the rent received.

In addition to the Tenant Finder, Rent Receipt & Renewal service: 

  • Liaise with utility suppliers 
  • Retain a working fund and deal with day to day management 
  • Arrange routine repairs and instruct approves contractors
  • Arrange pre-tenancy cleaning
  • Hold keys throughout the tenancy.
  • Investigate matters relating to the property 
  • Visit the property at least once per year and notify landlord of outcome 
  • Agree the check-out date and time with tenant 
  • Prepare and check inventory with the tenant 
  • Negotiate with landlord & tenant any disbursement of the security deposit 
  • Return deposit as agreed with the landlord and tenant to relevant parties 
  • Remit any documentation to the DPS for final adjudication
  • Approve supplier invoices
  • Investigate matters relating to the property 
  • Provide a property Management emergency out of hours’ service 


  Chargeable Optional Services in addition to the above:

  • Arrange an Energy Performance Certificate (EPC), as per Landlord Statutory Obligations = £55.00 per property
  • Arrange Gas Safety Record, as per Landlord Statutory Obligations = up to £75.00 per property
  • Boiler Service = £75.00 per property
  • Electrical Installation Condition Report (every 5 years for England and Wales), as per Landlord Statutory Obligations = £125.00 per property
  • Standard Battery Smoke Alarms, including fitting = £55.00
  • Standard Carbon Monoxide (CO) Battery Alarms, including fitting = £55.00
  • Legionella Risk Assessment = £125.00 per property 
  • Key cutting = £10.00 per key 
  • Lock change (up to 3 locks) = £150.00 per property
  • Vacant Property Management = £40.00 per month per property 
  • Checkout fee (Tenant Finder & Rent Receipt only) = £50.00 per property
  • Tenancy Renewal Fee = £75.00


*Please note that all fees include VAT currently at 20% 

Additional Optional Fees

Pre-letting Works = Estimate provided after site visit

  • Visit property and provide a no-obligation estimate free of charge.
  • Provide breakdown of work required to obtain standard for letting property and estimate of costs.


Additional Property Visits = £50.00 per property

  • To attend for specific requests such as visits are required to monitor the tenancy,  or any maintenance linked visit.


Submission of non-resident landlord’s receipts to HMRC quarterly to Landlord = £120.00  

  • To remit and balance the financial return to HMRC quarterly - and respond to any specific query relating to the return from the landlord or HMRC  


Service of Notices 

  • Serve Section 13 Notice = £40.00
  • Serve Section 21 Notice = £85.00 
  • Serve section 8 Notice = £160.00
